Prices in the suburban areas of Tirana are "slowing down" / Poor infrastructure and high supply are affecting

Although the real estate market in Tirana continues to grow strongly during 2026, not all areas are moving at the same pace. Currently, there are no neighborhoods that are experiencing a complete price decline, as the overall market trend remains positive and Bank of Albania data shows significant year-on-year growth in almost all market segments.
However, some suburban areas of the capital are facing another phenomenon: relative price stagnation. This means that, although prices continue to rise, they are increasing much more slowly than the Tirana average, with differences in some cases reaching 5 to 15 percentage points.
According to a study published by Investropa, the main reasons are related to market oversupply and the lack of urban differentiation in some neighborhoods of the capital. The areas on the edges of Astir and Yzberisht are experiencing a huge wave of new construction, where many projects are being developed simultaneously, creating more supply than real demand.
Meanwhile, Kombinat blocks near industrial areas continue to have more limited appeal for buyers and investors, mainly due to the lack of modern lifestyle elements that are increasingly sought after by young families and foreign buyers.
Lapraka is also seen as an area with a slower pace of development compared to other parts of Tirana. The distance from the main centers, the more limited access to transportation and the lack of modern infrastructure are making the area less competitive compared to alternatives closer to the center.
The study estimates that for these neighborhoods to become stronger investment destinations, greater investments in infrastructure, improved urban accessibility, and a slowdown in the pace of new construction will be needed. Otherwise, the gap between premium areas and suburbs could continue to widen in the coming years.
