American interest in living and investing in Albania is growing significantly, with Tirana and the Albanian coast becoming the most popular destinations for property purchases. Neighborhoods such as Blloku, Commune of Paris and the area near the Artificial Lake remain the most sought-after in the capital, while Saranda, Vlora and Durres are increasingly attracting American citizens seeking a seaside lifestyle.

The main reasons that are pushing Americans towards Albania are related to the lower cost of living, which is estimated to be about 40% to 50% cheaper compared to the United States, as well as the possibility of a one-year visa-free stay for American citizens. Another influencing factor is the Mediterranean coast, the favorable climate and the perception of Albania as a hospitable and pro-American country.

Meanwhile, the American expatriate community in the country is gradually expanding, helped by remote work, promotion on social media and the prospect of Albania's integration into the European Union. However, their numbers remain smaller compared to foreign communities from Kosovo, Italy or Turkey.

According to a study by Investropa, interest in the Albanian real estate market has increased, especially in urban and coastal areas, where foreigners are seeing long-term investment opportunities and a more affordable quality of life.

Albanian law allows American citizens to purchase apartments or houses with full ownership, as the property system operates primarily on the basis of freehold ownership rather than long-term leases as in some European countries. However, foreigners cannot directly purchase agricultural, forest or meadow land without first creating a company registered in Albania, a process that usually takes about two weeks.

Also, stronger restrictions exist in some areas near the coastline, especially within 200 meters from the sea, where construction and ownership rules are stricter due to environmental protection and urban planning.
