Consumer loans are made easier for citizens - Banks remain "conservative" for businesses. More financing is expected in the second quarter

Banks in Albania have not changed the conditions for lending to businesses at the beginning of 2026, while it has become easier for citizens to obtain consumer loans.
For businesses, banks have not made significant changes to their lending policies. This means that the conditions, criteria and rules for obtaining a loan have remained almost the same as at the end of last year. The loan approval rate has also been maintained at the same levels. However, banks continue to be cautious and have a low tolerance for risk, meaning they are selective in granting loans.
On the other hand, demand for loans from businesses has increased, but this growth comes mainly from large businesses. The latter have requested more financing to cover their investments and needs for daily activity. While small and medium-sized businesses have shown a weaker demand for loans.
For individuals, the situation appears more favorable. Banks have eased the conditions for consumer loans, making it easier to obtain loans for purchases, expenses or personal needs. This has also been reflected in more favorable conditions, such as higher loan amounts or longer repayment terms. Meanwhile, for home loans, the conditions have remained largely unchanged.
As for individual demand, it has been mixed. There has been an increase in demand for consumer loans, while demand for housing loans has decreased. This is mainly related to some delays in the implementation of new rules and restrictions in the real estate market. Banks have also reported a slight decrease in the approval of loans for individuals, mainly due to the credit history and financial situation of applicants.
Going forward, expectations are more positive. Banks plan to further ease lending conditions in the second quarter of the year, especially for small and medium-sized businesses, as well as for individuals, both in consumer and housing loans. At the same time, demand for credit is expected to increase from both businesses and citizens.
The banking system remains stable and competitive, while the coming months are expected to bring more financing opportunities for the economy and citizens.
