The Airbnb market in Albania is expanding rapidly, with a 54.5% increase in listings and an average annual income of around 1.17 million lek per property. Tirana leads in the number of accommodations, while the Albanian Riviera and Saranda rank among the most profitable areas thanks to higher daily prices and tourist demand.

The short-term rental market in Albania is experiencing significant expansion, while platforms such as Airbnb are becoming an increasingly popular alternative for apartment owners and investors. The increase in the number of tourists, especially in recent years, has directly impacted the demand for private accommodations, leading to an increase in the number of properties put on the market.

Meanwhile, revenues from this sector have increased by 10.14%, indicating that despite increased competition, demand for short-term accommodation remains strong.

Tirana remains the largest market for Airbnb

The Albanian capital continues to be the most developed market for short-term rentals in terms of the number of properties. Tirana ranks first with around 3,650 active listings, reflecting the high demand from tourists, business visitors and travelers who choose the capital as a starting point for exploring the country.

Tirana has an average occupancy rate of 62%, while the average daily price of an accommodation is around 4,500 lekë. The average annual income for a property in the capital reaches more than 1 million lekë.

The coast brings the highest profits

Although Tirana leads in terms of the number of offers, coastal tourist areas appear to be among the most profitable markets. Saranda, one of the most sought-after summer destinations, ranks second with 2,657 listings.

The southern city has a higher average daily rate of 6,414 lek, while the average annual income for a property reaches 1.3 million lek. This is related to the strong tourist season and high demand for seaside accommodations.

The Albanian Riviera also performed well, with a limited number of properties on the market, with around 605 listings, but it was the area with the highest average income. A property in this area generates around 1.5 million lek per year, while the average daily price is 6,879 lek and the occupancy rate is 61%.

Vlora and Durres continue to be important tourist destinations

Vlora follows in the ranking, with around 1,692 listings, an occupancy rate of 50% and an average annual income of more than 1 million lek per property. The city is gaining increasing importance thanks to the combination of coastal tourism and better infrastructural connections.
