Air Bnb with big profits in Europe/ Where does Tirana rank? 63% occupancy rate

Tirana is increasingly attracting the attention of investors interested in the short-term rental market. The Albanian capital ranks 68th among 100 European cities where investing in Airbnb properties is considered profitable, according to an analysis published by the Airbtics platform, which specializes in evaluating short-term rental markets.

The study highlights cities where investors and owners have the opportunity to secure stable income thanks to high tourist demand and satisfactory occupancy rates during most of the year. In this ranking, Tirana is presented as an emerging market, which is benefiting from the continued growth of tourism and interest of foreign visitors in Albania.

According to data, in Tirana the average occupancy rate of Airbnb accommodations reaches 63%, an indicator that shows that the listed properties are used for a significant part of the year. Currently, there are more than 3,700 Airbnb units in the capital, while the average price for a night's stay is around 45 euros.

The analysis also shows that the initial investment for renovating and adapting a property for this type of activity costs an average of around 10 thousand euros, a relatively affordable amount compared to many other European cities. This makes Tirana an interesting alternative for investors looking to enter the short-term rental market without the need for very large capital.

In recent years, Europe has become one of the most attractive destinations for Airbnb investments. The growth of tourism, expanding business activities, as well as the growing number of digital nomads have increased the demand for flexible accommodations in many European cities. Destinations such as Amsterdam, Edinburgh and Copenhagen continue to top the lists of the most profitable investments, but smaller cities and emerging markets are also gaining ground.

High demand from international travelers has driven revenue growth for Airbnb owners in many European countries. Good occupancy rates and competitive daily rates are making this sector an attractive opportunity for both domestic and foreign investors.
