Rental yields fall in some areas of Durrës/ Investropa: Apartment prices have increased faster than the income they generate

Some of Durrës' most popular neighborhoods and areas have become less attractive to investors looking to generate rental income over the past 12 months. These include Volga, Porto Romano/Marina, Gjiri i Lalëzit, Qerreti, as well as part of the apartment stock in Golem.
The study by Investropa highlights that these areas continue to be preferred for housing and vacations, while demand remains high. However, for investors aiming for rental income, the rapid increase in apartment prices has meant that the return on investment is lower. According to the analysis, the challenge is not related to a lack of demand, but to the fact that purchase prices have increased faster than the income that can be generated from rental income.
Volga is one of the areas where this phenomenon is most evident. A one-bedroom apartment yields a net rate of return of about 3.5%, even though the monthly rent averages about 54,700 lekë.
Even lower is the return in Porto Romano/Marina, where a one-bedroom apartment provides a net yield of around 2.4%, while a two-bedroom apartment provides around 2.6%.
In the same vein are Qerret and Lalëzit Bay, which are increasingly geared towards buyers looking for a lifestyle or holiday property, rather than an investment with the aim of earning a rental income. In Qerret, a one-bedroom apartment offers a net yield of around 3.2%, while in Lalëzit Bay it is around 3.3%.
The study recommends that these areas should not be ruled out as residential or vacation home options, but advises investors to be cautious if the primary objective is to generate rental income. According to Investropa, paying high prices for properties with a primarily residential or touristic character may not guarantee the desired financial return.
